Documents Needed For Home Loan From Banks
Construction of house, Extention of Existing house, Purchase of House, Purchase of flat, Repair/Renovation / Upgradation of your Existing house / Flat, Documents For Site

Documents for construction of House:

  • Title deeds of the property, i.e. sale deed in favour of the present owner and prior link sale deeds tracing the ownership of the property for a period of at least 13 years. RTCs / RORs also to be submitted wherever applicable.
  • Conversion/alienation order from competent authority for conversion of agricultural land for residential purpose
  • Encumbrance certificate / Search Report for the past 13 years.
  • Khata Certificate / Possession Certificate / Location Certificate / 7/12 extract / Chitta / patta / Adangal.
  • Upto date tax / Lease rent paid receipts of the property.
  • Sanctioned building plan and license for construction from competent authority.
  • Development Agreement/Power of Attorney between the Builder and Land owner, if applicable
  • Necessary Permission from various local authorities like Electricity Board, Water Supply Board, Airport Authority etc., is to be furnished
  • Agreement of sale/ Agreement for construction in favour of the applicant, showing details of estimate or the different stages of payments as the case may be.

Documents for purchase of Flat :

  • Title deeds of the Site/plot, i.e. sale deed in favour of the loan applicant and prior link title deeds tracing the ownership of the property for a period of atleast 13 years. RTCs/RORs also to be submitted wherever applicable.
  • Conversion/alienation order from competent authority for conversion of agricultural land for residential purpose
  • Encumbrance certificate/Search Report for the past 13 years.
  • Khata Certificate/Possession Certificate/Location Certificate/ 7/12 extract/ Chitta/ patta/ Adangal in the name of the applicant.
  • Upto date tax / Lease rent paid receipts of the property.
  • Sanctioned building plan and license for construction from competent authority.
  • Development Agreement/Power of Attorney between the Builder and Land owner, if applicable
  • Estimate of construction cost from a qualified engineer.

Documents for purchase of House :

  • Title deeds of the property, i.e. sale deed in favour of the present owner and prior link sale deeds tracing the ownership of the property for a period of atleast 13 years. RTCs/RORs also to be submitted wherever applicable.

  • Title deeds of the property, i.e. sale deed in favour of the present owner and prior link sale deeds tracing the ownership of the property for a period of atleast 13 years. RTCs/RORs also to be submitted wherever applicable.
  • Khata Certificate/Possession Certificate/Location Certificate/ 7/12 extract/ Chitta/ patta/ Adangal.
  • Upto date tax paid receipts of the property.
  • Sanctioned layout plan from competent authority
  • Original Allotment Letter/Sale Intimation letter/Grant Letter / Sale offer letter issued by authorities.

Documents for Direct allotment of site by competent authority

  • Letter of allotment given by the competent authority
  • No object letter from the authority for creating mortgage in favour CFHL, if the site is allotted under leasehold right
  • Proof of part payment made to the Development Authority
  • Any other documents necessary as per the procedure or Law if a particular State

Documents for auction Site :

  • Auction sale allotment letter/ Auction sale confirmation letter
  • No object letter from the authority for creating mortgage in favour CFHL, if the site is allotted under leasehold right
  • Proof of part payment made to the Development Authority
  • Any other documents necessary as per the procedure or Law if a particular State

Documents for Repair/Renovation / Upgradation

  • Title deeds of the property, i.e. sale deed in favour of the applicant and prior link sale deeds tracing the ownership of the property for a period of atleast 13 years
  • Encumbrance certificate/Search Report for the past 13 years.
  • Khata Certificate/Possession Certificate/Location Certificate/ 7/12 extract/ Chitta/ patta/ Adangal in the name of the applicant.
  • Upto date tax paid /Lease rent paid receipts of the property.
  • Estimation for the repair/renovation/upgradation from Registered Engineer

Document for Take over of loan

  • Statement of loan account outstanding
  • Statement of Account from the date of sanction
  • No-objection Letter from institution for Delivery of Original documents to the bank on repayment of loan
  • Copy of all the documents for objection of legal Opinion Report
  • Only remaining period of Loan to be reckoned for take-over
  • The institution should be holding Original documents by way of equitable mortgage
  • A letter to be addressed by the borrower to the institution advising them to deliver the documents to CFGL.
